Secrets to Selling Your Home Quicker

Are you considering selling your home and wondering if there are tips to ensure a faster sale? Here are a few things to keep in mind as you begin the process:

 

1)      PRICE YOUR HOME RIGHT

Oftentimes a seller will think it’s better to price high at the start. While that strategy may be successful in a hot market, a high price tag may turn off potential buyers. By pricing it a bit lower, an increase in interest is likely and may even lead to a bidding war with the potential of a higher-than-expected price.

2)      CLEAN, CLEAN, CLEAN

While your home is on the market you will want to ensure that you keep the following areas neat and tidy: kitchen countertops, inside of cabinets and drawers, shelves, all bathroom fixtures and counters, floors (including corners), windows (inside and out), closets, walls, doors, baseboards, basement, and garage.

3)      REMOVE PERSONAL ITEMS

Potential buyers want to imagine themselves living in your home. Remove family photos and anything that personally represents you. Think ‘blank slate’.

4)      HIRE AN EXPERIENCED REAL ESTATE AGENT

A real estate agent can bring knowledge of the market to the table. There is a lot that goes into getting a house ready for the market, and many sellers are unaware of all that an agent does ‘behind the scenes’ – they set a fair selling price by doing a CMA (comparative marketing analysis), arrange professional photos of the home, enter the home into the MLS, market the home to potential buyers, schedule open houses, review offers, negotiate contract terms, coordinate home inspections and closings.

5)      CONSIDER THE TIME OF YEAR YOU’LL LIST YOUR HOME

While March is typically the month in which homes sell quickest, July might yield you the highest price for your home as families are eager to buy before school begins. Traditionally the winter and holiday time is the slowest, although the lower inventory could benefit you as there are fewer homes on the market.

6)      LIST YOUR HOUSE ON A THURSDAY

Generally, Thursday is considered the best day to list a home as it gives buyers the weekend to schedule their viewing appointments.

7)      IMPROVE YOUR LIGHTING

Make certain that all interior lighting and lamps have clear, bright bulbs – this is especially important in rooms that have little natural light.

8)      DECLUTTER AND REMOVE EXCESS ITEMS FROM CLOSETS

Most buyers are looking to maximize their budget and want the most space for their money. To make your home and closets appear more spacious, empty out as many things as possible. Consider renting a storage unit to house anything that is not absolutely necessary for you.

9)      PERFECT YOUR ENTRYWAY

10)   BRING THE KITCHEN UP TO DATE

While a complete kitchen renovation may not be needed, peruse your kitchen to see that it represents current trends. Consider freshening outdated cabinets by painting them and replace outdated hardware and faucets.

11)   KEEP THE LAWN MOWED
