HOME RENOVATION PROJECTS FOR 2024

Whether you are thinking about listing your home, or you are just wanting to spruce things up a bit, there are design considerations and projects that can help in accomplishing both. With some careful planning and modifications, you can achieve a new look to your home, as well as increasing your home’s value before listing.

 

According to Ashlyn Needham of Southern Living’s Editorial Guidelines, and real estate agents, here are some renovations and projects to prioritize in 2024:

 

THE KITCHEN

Since the kitchen is one of the primary rooms for real estate, even minor kitchen remodels will see an average of over 80% ROI (major remodels average slightly less at a bit over 50% ROI). Many homebuyers are ‘turned off’ by an outdated kitchen, and may come in with a much lower purchase offer for your house.

 

The kitchen can be one of the more expensive rooms to renovate, yet many improvements can be made inexpensively. Consider installing a new backsplash or installing a new sink and faucet.  Rather than replacing the cabinets, a fresh coat of paint could be a low-cost way of giving the kitchen a fresh look. Remember to make choices that have a broad appeal to most people by choosing neutral colors. Countertops may be resurfaced, rather than being replaced, to serve as another cost-saving measure.

 

UPDATE APPLIANCES

Updating appliances is an easy improvement that doesn’t necessitate disruptive construction. Choose classic finishes, such as stainless steel or black, which will appeal to more buyers.

 

PAINT WALLS

Painting is one of the most affordable of all improvement projects, and instantly makes any home look fresher and newer. Ashlyn Needham says,’ repainting your walls increase(s) your home’s value by at least 107%’. Again, to appeal to more buyers, select neutral shades of gray, beige, or white.

 

BATHROOMS

By keeping a few things in mind, a bathroom remodel can be a wise investment. Rather than purchasing high-end fixtures, install fixtures that are affordable AND high in quality. Replace the floors, vanity, toilet, etc., and Southern Living’s article cites you can expect to see up to a 70.1% ROI. Remember to keep the color palette neutral, finishes timeless, and avoid trends that may be outdated in a few years.

 

REPAIR FLOORS

A tired and worn-out floor can be a deterrent to home buyers yet can be a costly ticket item. If your floors could use a facelift, there are several DIY projects that won’t break the bank. Consider carpet squares, peel-and-stick vinyl tiles, or one of the many budget-friendly LVP products on the market.

 

HOME EXTERIOR

Of course, the first impression ANY buyer will have is of the exterior of your home. Check out the following list of ideas to give your home’s exterior a fresh look and boost your curb appeal:

     *Pressure wash your home and driveway (reseal if needed)

     *Add window planters and outdoor décor.

     *Replace outdated windows.

     *Create an outdoor living space by adding a deck, patio, kitchen, fire-pit. If your home currently has

        a deck, refresh it by adding a new coat of paint or stain, and add some greenery to the space.

     *Add a new front door OR repaint your existing door.

     *Don’t neglect adding a new roof. While it’s a bigger cost, this is a necessity whether you intend to

       stay in your home or sell.
